What ReefReport is

ReefReport provides property screening reports for Victorian addresses, combining public planning, cadastral, and demographic data with a plain-language analysis generated with the help of AI, grounded in the underlying source data. ReefReport is not legal, financial, planning, or professional advice, and should not be relied on as a substitute for advice from a qualified town planner, solicitor, surveyor, or other relevant professional before making a property purchase or development decision.

Accuracy

Reports are generated from third-party government and public data sources (Vicmap, the ABS, Geoscape, and Victorian planning provisions) as at the date shown on the report (“as at” date). Planning controls, zoning, and overlays can change after that date. Where ReefReport cannot confirm a data point, it is flagged as unresolved rather than guessed — but ReefReport does not warrant that every field is complete, current, or free of error, and you should independently verify anything material to a purchase or development decision.

Payment and refunds

Reports are paid per address via Stripe. A pre-check confirms the address, parcel, and zone resolve before payment is requested, so failed pre-checks are never charged. Once a report is generated and paid for, it is immutable and delivered as described — as such, reports are generally non-refundable once generated, except where required by Australian Consumer Law or where ReefReport fails to deliver the report due to an error on our part.

Report refresh

A refresh re-runs the same analysis against current data for an address you have already paid for, at a separate, lower price than a first purchase. It does not modify or replace your original report, which remains accessible in your account.

Account and acceptable use

You’re responsible for keeping your account credentials secure. You may not use ReefReport to systematically scrape or resell report data, or attempt to circumvent payment or one-report-per-address enforcement.

Limitation of liability

To the maximum extent permitted by law, ReefReport is not liable for any loss arising from decisions made in reliance on a report, including property purchase or development decisions. Nothing in these terms excludes rights you have under Australian Consumer Law that cannot lawfully be excluded.
