Question 1

Isn't this on VicPlan for free?

Accepted Answer

VicPlan lists the zone and overlay maps. ReefReport reads the clauses behind them and tells you what they mean for this lot: height limit, contributions, hazards, pathways and what's still unknown.

Question 2

Is it written by AI?

Accepted Answer

The analysis is generated from the Victorian Planning Provisions and labelled "Analysis". Every analysis section cites its clause. If public data can't answer something, the report says so instead of guessing.

Question 3

Can I lodge it with council?

Accepted Answer

No. It's a screening report, not a town planning report. If you go ahead with a project, you'll still need a planner or designer for the application.

Question 4

Do I still need a conveyancer?

Accepted Answer

Yes. ReefReport shows easements recorded in Vicmap, but restrictive covenants and other title matters sit on the title. Check the Section 32 or ask your conveyancer.

Question 5

How current is it?

Accepted Answer

Each report is a date-stamped snapshot. Planning rules change, so you can refresh any report to today's date for $19.

Question 6

Is it a subscription?

Accepted Answer

No. One report, one payment. Professionals can buy packs.

Question 7

What if I'm not happy?

Accepted Answer

Email us within 7 days for a full refund.

Question 8

Which addresses?

Accepted Answer

Victoria only.

Question 9

Does the price include GST?

Accepted Answer

Yes. Prices include GST, and every purchase comes with a tax invoice.
